Miramar Beach is an unincorporated beach community in the southwest corner of Walton County, running about three miles along the Gulf of Mexico from Destin's eastern edge to the Sandestin Golf and Beach Resort. It shares a coastline and a busy summer season with its Okaloosa County neighbor, but it has its own 32550 ZIP code, and Walton County, not a city government, handles its building permits, flood zone determinations and emergency planning.

Two roads shape the community. Scenic Gulf Drive runs just behind the dunes, lined with Gulf-front condominium towers, beach houses and vacation rentals, with streets like Driftwood Road and Miami Street running back from the beach. A few blocks north, US-98 carries the commercial side of town: outlet shopping, restaurants, offices and the shops around Grand Boulevard and Sandestin Boulevard. North of the highway, neighborhoods and golf course homes reach up to the shoreline of Choctawhatchee Bay.

That layout means storm damage can look very different from one block to the next. Buildings on Scenic Gulf Drive sit in coastal high-hazard flood zones, where wind-driven rain, storm surge and beach erosion can strike the same structure, and condominium associations there often have separate wind, flood and master policies to sort out after a hurricane. Bayside homes can flood when storm winds pile water into Choctawhatchee Bay, and the restaurants, shops and rental businesses along US-98 can lose weeks of income while roofs and interiors are repaired.

Long before the condos, this stretch of dunes was known as Shoals. It took the Miramar Beach name as beachfront lots were sold off in the mid-1900s, and the opening of Sandestin in the 1970s turned it into one of South Walton's busiest beach neighborhoods.
