About Grayton Beach, FL
Grayton Beach is a small, unincorporated beach village in South Walton County, reached where County Road 283 comes down from U.S. 98 and meets Scenic Highway 30A. Homes and businesses here use Santa Rosa Beach, FL 32459 mailing addresses. The village sits between 30A and the Gulf, and Grayton Beach State Park wraps around it on every side except the beach, which is why the old village has stayed compact while newer 30A communities grew up around it. Across Western Lake to the east are WaterColor and then Seaside, and park land separates Grayton from Blue Mountain Beach to the west.
The village's streets and blocks were mapped out in 1890, and for much of the following century Grayton was a summer place: a few rental cottages, a general store, and a Saturday-night dance hall on the spot where the Red Bar stands today. Florida State Parks counts it among the oldest townships on Walton County's Gulf shore.
Today the village mixes weathered one- and two-story wood cottages, some of them historic, with newer and larger beach homes, many of them rented to visitors. A small cluster of locally owned restaurants, shops, and galleries sits near the 30A and County Road 283 intersection.
Storm risk in Grayton depends on where a property sits. Gulf-front homes take the surge and breaking waves, which can flatten the dunes and undermine foundations, decks, and beach walkovers. Lots along Western Lake, a shallow coastal dune lake, can flood when surge and heavy rain raise the lake and force its outfall open to the Gulf, and docks along the shore can be lifted off their pilings and carried away. Farther from the water, the main threats are wind-driven rain through roofs and windows and pines and oaks falling from the surrounding park land.
Grayton Beach, FL Storm Recovery Tips & Resources
When surge or high water closes roads along 30A, Walton County Emergency Management posts evacuation orders, road reopenings, and recovery updates, and its AlertWalton system can send them straight to your phone.
Grayton Beach is unincorporated, so roof replacements and other storm repairs here are permitted by the county; the Walton County Building Division posts the re-roof affidavit and Coastal Building Zone forms that Gulf-front cottage owners usually need.
Lots exposed to breaking waves are usually mapped as V or VE flood zones, which carry stricter rebuilding rules than other zones, so look up what your flood map designation means on Walton County's FEMA Flood Zones page before you rebuild or file a flood claim.
