About Tiger Point, FL
Tiger Point is an unincorporated community in Santa Rosa County on the Fairpoint Peninsula, east of the City of Gulf Breeze, with Oriole Beach to the west and Midway to the east. Homes here use Gulf Breeze mailing addresses in ZIP code 32563, but the county, not the city, handles building permits, inspections and floodplain rules. The neighborhoods spread south from Gulf Breeze Parkway (US-98) toward Santa Rosa Sound, where the Intracoastal Waterway runs along the shoreline.
The community grew up around the Tiger Point Golf Club, a links-style course beside the Sound where water comes into play on most of the holes. Subdivisions such as Tiger Point East, Willowood, Lionsgate, Oak Pointe and Victorian Village wind around the fairways, with brick ranch homes, two-story houses, patio homes and townhouses, many backing onto lakes or canals. Along the Parkway, the Tiger Point Shopping Center, grocery stores, restaurants and offices serve the neighborhood, and Tiger Point Park draws families to its ball fields, courts and walking trails.
That low, watery setting shapes the storm risk. Much of Tiger Point sits only a few feet above sea level, so when a hurricane pushes water up Santa Rosa Sound, soundfront homes, seawalls and docks, and properties on the lakes and canals that thread through the neighborhoods, can take on water at ground level and in garages and HVAC equipment. Farther from the shoreline, wind and rain do most of the damage: tall pines and oaks falling on roofs, shingles and soffits torn loose, and downpours that overwhelm yard and street drainage. After the hurricanes of the mid-2000s, one of the golf club's two courses closed and stayed closed for years.
Long before the golf course and subdivisions, the peninsula was a working shoreline where Spanish crews careened and repaired wooden ships, and later it was mostly a summer retreat. The Gulf Breeze Area Historical Society preserves the history of the greater Gulf Breeze area, which includes Tiger Point.
Tiger Point, FL Storm Recovery Tips & Resources
Before storm season, look up your evacuation zone and sign up for county alerts, because soundfront and canal-front streets in Tiger Point are among the first told to leave; Santa Rosa County Emergency Management posts evacuation orders, shelter openings and recovery updates.
Tiger Point is outside the Gulf Breeze city limits, so a new roof, replacement windows or other storm repairs are permitted through Santa Rosa County Permitting & Building Compliance, not City Hall; keep copies of the permits and inspections with your claim file.
If water came into your home, read the county's Flood Hazard: Check Before You Buy page: it explains that homeowners policies usually exclude flood and that a substantially damaged house must be raised to the regulatory flood level when it's repaired.
