About Gulf Breeze, FL
Gulf Breeze, Florida is a city in Santa Rosa County at the western tip of the Fairpoint Peninsula, directly across Pensacola Bay from downtown Pensacola. The Pensacola Bay Bridge connects it to Pensacola to the north, and the Bob Sikes Bridge crosses Santa Rosa Sound to Pensacola Beach to the south. U.S. Highway 98, known locally as Gulf Breeze Parkway, runs the length of the peninsula and carries most of the city's traffic and business.
With water on three sides, Gulf Breeze properties carry real storm risk. Bayfront and soundfront homes, docks and seawalls face storm surge and wind-driven water when a hurricane pushes Pensacola Bay and Santa Rosa Sound over their banks, and low-lying streets near the water can flood even when a storm makes landfall elsewhere. Established neighborhoods of older single-family homes, newer waterfront construction, and the shopping centers, restaurants and offices along Gulf Breeze Parkway can all face roof damage, water intrusion and business interruption after a major storm. East of the city limits, the Tiger Point, Oriole Beach and Woodlawn Beach communities along US-98 share much of the same exposure along Santa Rosa Sound.
Because it is bounded by water and protected federal land, Gulf Breeze has stayed a small, mostly residential city. The Naval Live Oaks Area just east of town was bought by the federal government in 1828 as the nation's first federal tree farm, growing live oak timber for Navy warships, and is now part of Gulf Islands National Seashore.
